Renting on 6 cheques in the UAE: how monthly payments work and what the service fee looks like

Landlords in Dubai and Abu Dhabi offer different rent payment arrangements. Some prefer a single cheque, many accept two or four, and others are open to six payments across the year. If your landlord offers six cheques, you already have more flexibility than someone facing one or two large payments. But six cheques still mean paying a sizeable amount every two months, which can be difficult when your salary arrives monthly.

This guide explains how six-cheque tenancies work in the UAE, how you can spread your rent into monthly payments with Rently, and what the service costs under Rently's updated UAE pricing. We'll also walk through real numbers so you can decide whether paying monthly makes sense for your budget.

What a 6-cheque tenancy looks like

With a six-cheque tenancy, the annual rent is divided into six payments, usually spaced two months apart. Take an apartment renting for AED 72,000 a year. Each cheque would be AED 12,000. The cheques are commonly provided when the tenancy is signed, with the payment dates specified in your contract.

Compared with paying in one or two cheques, this reduces the amount due at each payment date. But AED 12,000 every other month can still put pressure on your cash flow, especially when you are also paying a security deposit, agency fees, applicable tenancy-registration charges and utility setup costs.

The timing matters too. If a cheque is due just before payday, you need to make sure the full amount is already available in your account.

Why some tenants still prefer monthly payments

Six cheques can make annual rent easier to manage, but they do not necessarily match how you earn your income. If you receive a salary every month, setting aside enough for a larger payment every two months takes planning.

One option is to save one-twelfth of your annual rent each month and use those savings when your cheques fall due. This avoids paying a service fee, provided you have enough money for the first cheque and can keep the funds available for future payments.

Another option is to use a monthly rent payment service. With Rently, eligible tenants can spread their rent into 12 monthly repayments while the landlord receives rent according to the agreed payment arrangement. This can be useful if you would rather preserve your savings during a move instead of committing a large amount upfront.

The trade-off is the service fee. Paying monthly through Rently costs more than paying your landlord directly, so the decision comes down to how much you value the additional cash-flow flexibility.

How Rently turns 6-cheque rent into monthly payments

Rently helps eligible tenants pay rent monthly without requiring their landlord to switch to a twelve-cheque arrangement. You apply using UAE Pass, provide your tenancy details and supporting documents, and complete an eligibility review. Once your arrangement is approved and set up, Rently handles the rent payments according to the agreed tenancy terms, while you repay Rently in 12 monthly instalments.

Under Rently's updated UAE pricing, the service fee for a six-cheque tenancy is 3.00% of the annual rent, subject to a minimum monthly service fee of AED 150.

The fee is spread across your 12 monthly repayments. For higher annual rents, the 3.00% rate determines the fee. For lower rents, the AED 150 monthly minimum applies.

You can use Rently's online calculator to see an estimated monthly repayment, including the service fee, before proceeding. Final terms are subject to approval and confirmation.

A worked example in dirham

Let's look at two examples using Rently's updated six-cheque pricing.

Example 1: AED 72,000 annual rent

With six cheques, you would pay AED 12,000 every two months. Through Rently, the rent portion would be AED 6,000 per month.

At a 3.00% service fee, the annual fee is AED 2,160, or AED 180 per month. Because this is above the AED 150 minimum, the percentage-based fee applies.

Your estimated monthly repayment would be AED 6,180, including the service fee.

Example 2: AED 42,000 annual rent

With six cheques, you would pay AED 7,000 every two months. Through Rently, the rent portion would be AED 3,500 per month.

A 3.00% service fee would normally equal AED 1,260 per year, or AED 105 per month. However, because Rently has a minimum monthly service fee of AED 150, the minimum applies instead.

Your estimated monthly repayment would be AED 3,650, including the service fee.

The break-even point is AED 60,000 in annual rent. At this amount, 3.00% works out to exactly AED 150 per month. Below AED 60,000, the minimum fee applies; above it, the percentage-based fee applies.

These are illustrative calculations, not personalised quotes. Your final repayment amount will be confirmed as part of your application.

What the monthly payments cover, and what they do not

Your monthly repayment covers the rent amount Rently pays on your behalf, together with the applicable service fee. Other move-in costs, including agency fees, utility deposits and applicable tenancy-registration charges, are not automatically included.

If the security deposit is another concern, Rently also offers optional deposit coverage for eligible tenants. This allows the deposit amount to be spread across monthly repayments, subject to the applicable terms and fees.

Your landlord's existing cheque arrangement does not have to become a twelve-cheque tenancy for you to pay monthly through Rently. The monthly repayment arrangement is separate from the landlord's agreed rent payment schedule.

How to decide if monthly payments suit you

A few simple questions can help. First, look at your monthly budget and ask whether a single payment every two months would sit comfortably alongside your other commitments, or whether you would rather smooth it out. Second, think about your salary date and whether your cheque dates would line up with it. Third, consider how much cash you want to keep available during the move, since move-in is when most of the one-off costs arrive.

If you would rather keep things predictable, it is worth checking what your monthly figure would look like. You can do this before your tenancy agreement is final, so you know where you stand before committing to a lease. An eligibility check is not a guarantee of final approval, and requirements can change, so it is sensible to start early.

Getting started

A six-cheque tenancy already offers more flexibility than paying rent in one or two large instalments. But if you would rather manage your rent around a monthly salary, Rently gives eligible tenants another option.

With Rently's updated six-cheque pricing, the service fee is 3.00% of annual rent, subject to a minimum of AED 150 per month. You can calculate an estimated monthly repayment before deciding whether the additional flexibility is worth the cost.

To explore your options, visit the Rently application page, check your eligibility and review the applicable terms before committing.
